Our Garden Offices are custom designed to your own specifications. From start to finish we work with you to obtain the perfect building. In order to achieve this, the size, positioning and external finishes all need to be considered.

Internally, walls are all dry lined and emulsioned with a colour of your choice. Architraves, trims and skirtings can be stained or painted.

Warm during the winter, cool in the summer

In order to ensure your building is as warm as possible in the winter and as cool as possible in the summer, particular attention is taken with the insulation. The walls, roof and floor are all insulated to the highest specifications and comply with the latest Building Regulations, using Rockwool, Cellotex and Jablite. All internal electrical works are undertaken prior to dry lining. A suitable power and water supply should be laid to the building prior to assembly, by a suitable contractor. External timbers are Vac-Vac treated which preserves the timber against rot, fungal and insect attack. This is a clear treatment which allows staining or painting.

We are able to offer a range of double glazed doors and windows manufactured in either timber or maintenance free UPVC, all of which comply with Building Regulations.

Offices and Studios are all supplied with a complete electrical system with a generous supply of power points, lights, heater and telephone sockets. Air conditioning units are also available.

Garden Offices & Studios offer exceptional value for money, yet carries a number of features usually found on more expensive buildings.

On this timber building

Wall Construction

Walls are built with 125mm x 50mm (5” x 2”) timber framing at 450mm (16”) centres, and are diagonally braced.

Wall Cladding

Selected high quality Shiplap 22mm x 145mm, Weatherboard 2 ex 22mm x 150mm, Loglap 22mm x 100mm, pressure impregnated Tanalith E™ to ensure a long maintenance free life. Cedar is available as an option. All boarding is fixed with rust resisting nails.

Wall Lining

Reinforced moisture resistant bitumen impregnated lining paper to BS 1521 (120gsm) grade is placed between the studwork and cladding. Walls are then insulated with Rockwool or Cellotex.

Roof Construction

A trussed roof designed by a specialist roof company to comply with Building Regulations will be fitted. The roof space will be fully insulated with Rockwool or Cellotex. Choices of roof finishes are available and include clay or slate tiles, cedar shingles, or felt tiles.

Doors

A range of hardwood or softwood, entrance, patio or French doors are available. A selection can be found on page 33 of our brochure. For other options please discuss your requirements with us.

Windows

We are able to offer an extensive range of double glazed casement windows. Please discuss your requirements with us.

Height

To eaves 2337mm (7’8”).The overall height of the building will vary depending on the pitch of roof.

Interiors

Interiors are either dry lined or conventionally plastered and decorated to a colour of your choice. Skirtings, architraves and window sills are all included.

Guttering

Black 100mm (4”) half round guttering and down pipes are fitted.

Floors

Floors are manufactured using 200mm x 50mm (8” x 2”) timbers, fully insulated with 150mm (6”) of insulation and boarded with 22mm (7/8”) tongue and grooved floor board.

Timber Treatment

All timber is pressure treated with Tanalith™ wood preservative.

Electronics

All electrical works are carried out to the highest standard and include a generous amount of sockets and lights.

Exteriors

The exterior can be stained to a colour of your choice.
